Two Dungannon brothers are preparing to open a major new padel and wellness destination in Belfast next month following a multi-million-pound investment that will create 15 jobs.
FEAT4, developed by brothers Charlie and Edward Conroy, is transforming the former Ulster Tatler headquarters at 39 Boucher Road into an indoor sport, recovery and social venue combining padel courts with Pilates, physiotherapy, recovery facilities and hospitality.
The new facility is due to open in mid-October and comes as padel continues its rapid expansion across the UK, with participation having passed one million players nationally according to the Lawn Tennis Association.
Five indoor courts at heart of development
Five indoor padel courts will form the centrepiece of FEAT4, with the brothers aiming to cater for newcomers to the sport as well as experienced and competitive players.
One of the development’s most distinctive features will be its playing height. The building reaches up to 12 metres, providing substantial clearance for lobs and overhead shots and creating what FEAT4 says will be a tour-standard playing environment.
The purpose-built venue will also have dedicated heating and cooling to provide consistent playing conditions throughout the year.
Sport, recovery and hospitality under one roof
Beyond padel, FEAT4 is being developed as a wider health and social destination, with Pilates, physiotherapy, ice baths, saunas and other recovery services alongside hospitality spaces.
The concept is based around creating what is sometimes described as a “third place” — somewhere outside home and work where people can spend time, exercise and meet others.

Edward Conroy, co-founder of FEAT4, said the growth of padel had demonstrated its ability to attract people across different ages and levels of sporting experience.
”Padel has seen incredible growth across Belfast and Northern Ireland because it’s a sport that people of all ages and abilities can enjoy. We’ve experienced first-hand how it brings people together, creating connections both on and off the court.
”When developing FEAT4, we visited clubs across Europe and the UK, taking inspiration from the very best facilities before creating a venue that combines premium padel courts with Pilates, recovery, physiotherapy and hospitality. Our aim was to create more than a sports facility, but a place people genuinely want to spend time in.
”The community aspect is what excites us most. Whether someone is discovering padel for the first time, joining a Pilates class, meeting friends for coffee or focusing on recovery, we want FEAT4 to be a welcoming space where people can build healthier routines and feel part of something.“
Spanish coaching expertise coming to Belfast
FEAT4 will also bring specialist Spanish coaching expertise to Belfast, alongside its physiotherapy, Pilates and recovery offering.
The venue has already secured corporate partnerships with Padel Mates, Agnew Belfast Volvo and KPMG. Agnew Belfast confirmed earlier this month that FEAT4’s Head of Padel, Jorge, had arrived in Northern Ireland from Spain ahead of the opening.
The investment comes amid extraordinary growth in the sport. LTA figures show UK padel participation has now surpassed one million, while the number of courts has risen from just 68 in 2019 to more than 1,800.

FEAT4 is currently advertising its Belfast opening for October 2026. Its website confirms the Boucher Road club will have five indoor courts alongside recovery, coffee and community facilities. Opening hours are planned for 7am to 11pm from Monday to Friday and 7am to 10pm at weekends.
Court bookings will be handled through Padel Mates, with players able to download the app, search for FEAT4 and select an available court. Private one-to-one and two-to-one coaching will also be available.
With 15 new jobs and a substantial investment in the former publishing site, the October opening will mark another step in padel’s rapid emergence in Northern Ireland — while the Conroy brothers are betting that people will come to Boucher Road for considerably more than a game.
